About DC2O
A specialist practice that believes data beats opinion and has the evidence to prove it.
DC2O is an independent property asset management consultancy. We don’t offer general advice. We provide the data, models and strategic intelligence that large property-owning organisations need to make confident capital and operating decisions, grounded in evidence, not estimates.

The DC2O Philosophy
“Smart organisations don’t accept that their property costs are unknowable. They build the data capability to understand them and use that understanding to lead.”
Property asset management has long been dominated by estimates, rules of thumb and inherited assumptions. Decisions about hundreds of millions of dollars in building lifecycle costs are routinely made on the basis of professional judgement alone, without the objective, component-level evidence needed to test whether
that judgement is sound.
DC2O was built to challenge that norm. The organisations that demand rigorous, data-driven lifecycle cost intelligence, that replace assumptions with evidence, consistently make better capital decisions, manage risk more effectively and extract greater value from constrained budgets. That is the difference DC2O provides.
Origin
Built on a simple but consequential observation
DC2O was established to close one of the most persistent gaps in property management—the near-total disconnect between what a building costs to design and construct, and what it costs to own and operate over its lifetime. That gap, the absence of accurate lifecycle cost data, leaves organisations making major capital decisions without the evidence they need.
The practice was founded on more than 25 Public Private Partnership engagements where the long-term operational cost of assets was not a footnote, it was central to the financial model. Those engagements required rigorous, bottom-up lifecycle costing where every assumption was auditable and every cost traceable to a specific component, activity and data source. That methodology became the foundation of everything DC2O does.
Since founding, DC2O has applied that same rigour across 130+ engagements spanning universities, hospitals, government facilities, retail networks, industrial portfolios and major infrastructure, continuously building the proprietary data, tools and benchmarks that make this analysis faster, deeper and more accessible to organisations of every type.
The Name
Design & Construction to Operation
The bridge between phases
DC2O
The name DC2O captures the practice’s central insight, the transition from Design & Construction to Operation is where most lifecycle cost intelligence is lost and where it matters most.
By bridging that gap, DC2O ensures the decisions made during procurement are informed by the realities of long-term ownership and that operational teams inherit the data they need to manage assets effectively from day one.
What Sets Us Apart
Five things our clients value most
- Rigorous, bottom-up lifecycle cost modelling
Not benchmarks or estimates; component-level analysis built from
auditable data. - Proprietary cost intelligence
A catalogue of 13,000+ building components with time, cost and condition data developed over decades of practice. - Independence and transparency
No affiliations with contractors, suppliers or product vendors. Every input, assumption and output is visible and challengeable. - Cross-sector pattern recognition
Insights drawn from 130+ engagements across 11 sectors, revealing patterns that single-sector advisors miss. - Technology-enabled delivery
Purpose-built platforms, including Farsight™, that allow organisations to model, compare and act on lifecycle cost data at scale.
Our Approach
Four principles that guide every engagement
Whether we’re modelling a single building or an entire portfolio, these principles shape how we work.
Data over intuition
We don’t guess. Every number in a DC2O model traces back to a specific source including field audit, manufacturer data, historical performance or verified benchmark.
Challenge assumptions
Much of what passes for lifecycle costing in property is assumption layered on assumption. We test those assumptions against evidence and replace them where the
data warrants.
Efficiency under constraint
Most organisations don’t have unlimited budgets. Our work helps clients prioritise, focusing limited capital where it protects the most value and mitigates the most risk.
Transparent over opaque
Our reports, models and platforms are designed so that clients can see, interrogate and challenge every input. We don’t deliver black boxes.
Sectors
Depth across eleven sectors
Our cross-sector experience reveals patterns in building performance, cost behaviour and risk that single-sector advisors cannot see.
